Capital is not usually the constraint. A credible pack is. Most projects that struggle to raise are not bad projects — they are projects presented without the evidence an investor needs to say yes quickly.

UK property capital is raised in layers: senior debt from a bank or specialist lender, mezzanine or stretch finance above it, then joint venture equity or private investors taking the residual risk and return. Each layer prices differently and asks different questions. A fundable proposal sets out the site and title position, planning status, a costed build programme, the exit evidence, the sponsor's track record, and exactly where the investor sits in the capital stack and security.

Are you a regulated financial adviser?

No. We are property advisers. We prepare the project and the underwriting, and we work alongside regulated brokers and advisers for the finance itself. We do not give regulated investment advice or promote investments to the public.

What does a fundable pack contain?

Site and title position, planning status and risk, a costed build programme with contingency, evidenced exit values, cash-flow and sensitivities, the sponsor's delivered track record, and a clear statement of the capital stack and security.

How long does raising capital take?

Senior debt on a straightforward scheme can move in weeks. JV equity takes longer because the investor is underwriting the sponsor as well as the site. Plan for months, and start before the site is contractually committed.
