Property due diligence for overseas buyers

When you cannot walk the building, due diligence is the purchase. This is the checklist we run for buyers in Hong Kong, Singapore and the Gulf before they commit to a UK asset.

Quick answer

Due diligence on a UK property purchase covers six areas: legal title and tenure, tenancy and income, physical condition, planning and compliance, valuation against local evidence, and anti-money-laundering requirements on both sides. A conveyancer covers the legal layer only. An overseas buyer needs the commercial layers checked too, by someone whose fee does not depend on the purchase completing.

What an overseas buyer needs to know

Title and tenure

Freehold or leasehold, unexpired term, ground rent review mechanism, restrictive covenants, rights of way and any charges registered against the title.

Tenancy and income

Signed tenancies, deposit protection, arrears history, licence status on HMOs, and whether the passing rent is above or below market.

Physical condition

Level 2 or Level 3 survey depending on age, plus damp, roof, electrics, and — on flats — the building's cladding and fire-safety position.

Planning and compliance

Permissions and building regulation sign-off for past works, Article 4 restrictions on HMO conversion, EPC rating against current and upcoming minimum standards.

Valuation sanity-check

Sold comparables per square foot on the same street. A lender's valuation protects the lender, not you.

Service charge and reserves

On leasehold, the last three years of accounts, the reserve fund position and any planned major works. This is where leasehold returns disappear.

What to check before you commit

  • Who instructed the survey

    If the seller supplied it, treat it as marketing. Instruct your own.

  • Independence of the valuer

    The person confirming the price should not be earning a commission on the sale.

  • Fire safety documentation

    For flats and HMOs: risk assessment, alarm certification, escape routes and, on blocks, the external wall position.

  • Licensing

    HMO and selective licensing varies by council. An unlicensed property is the buyer's problem on completion.

  • Insurance history

    Past subsidence, flood or escape-of-water claims narrow future cover and buyers.

  • AML readiness

    Source-of-funds evidence from overseas takes longer than buyers expect. Prepare it before you offer, not after.

How we work with buyers abroad

We commission and read the reports on your behalf, then send one written summary: what the evidence supports, what it contradicts, what it would cost to fix, and whether the price should move. You do not need to be in the UK. Identity and source-of-funds checks are completed remotely, viewings are filmed or attended on your behalf, a UK solicitor is instructed and, where you prefer, a power of attorney lets exchange and completion happen without you travelling. Reporting is written for someone in another time zone: numbers, photographs and decisions, not a request to call back.

What due diligence should I do when buying UK property from overseas?

Independent survey, full legal title review, tenancy and income verification, planning and licensing checks, service-charge review on leasehold, and a valuation checked against local sold comparables — all instructed by you, not the seller.

Is a mortgage valuation enough?

No. A mortgage valuation confirms the lender's security, is often desktop-based, and does not report condition or commercial risk to you.

How long does due diligence take in the UK?

Typically four to eight weeks alongside conveyancing, longer on leasehold flats where management-pack responses are slow or where an overseas buyer's source-of-funds evidence is still being assembled.

Can due diligence be done without me visiting?

Yes. Surveyors, solicitors and agents all report remotely, and we attend or film viewings where a second set of eyes is needed.
