Gulf

UK property sourcing for Gulf investors

Gulf capital has bought UK property for decades, and most of it is still shown stock that a developer paid to place. We work the other way round: a buying mandate, off-market introductions, and an underwrite before anyone talks price.

Quick answer

Investors in the UAE, Saudi Arabia and the wider Gulf buy UK property with no ownership restriction, a 2% non-resident stamp duty surcharge, and a choice between conventional and Sharia-compliant finance. The practical difference from a UK buyer is process, not permission: source-of-funds evidence is heavier, finance takes longer to arrange, and everything can be done from Dubai or Riyadh without travelling.

What an overseas buyer needs to know

Off-market is the norm at this level

Whole blocks, standing portfolios and receiver sales rarely reach a portal. They are traded between a small number of buying agents and sellers.

Sharia-compatible routes exist

UK Islamic banks and specialist lenders provide ijara and murabaha structures for investment property. Terms differ from conventional buy-to-let and need pricing early.

London plus regional income

Most Gulf mandates we see split capital preservation in prime London against income from regional multi-unit stock.

Source of funds

UK solicitors and lenders require a documented trail. Preparing this in advance is the single biggest cause of lost time on Gulf purchases.

Time zone

The UK working day overlaps the Gulf afternoon. We report in writing so decisions do not wait for a call.

Family and SPV ownership

Most Gulf buyers we act for hold through a company or family structure. That choice affects stamp duty, financing and future transfer.

What to check before you commit

  • Is the seller motivated

Receiver, probate, refinance deadline or lender pressure explains a discount. No explanation usually means no discount.

  • Independent valuation

Instructed by you, not supplied by the seller or the marketing agent.

  • Rent roll evidence

Signed tenancies and arrears history for tenanted stock, not a projection.

  • Finance in principle first

Arrange the funding route before you offer; a Gulf-based application that starts after agreement kills the timeline.

  • Repatriation and currency

How rent and eventual sale proceeds return to you, and who carries the exchange risk.

  • Management on the ground

Who holds keys, handles arrears and deals with compliance while you are 3,000 miles away.

How we work with buyers abroad

Deal flow comes from agents, receivers, solicitors and private sellers who need a funded buyer and discretion rather than a marketing campaign. We take a written buying mandate, screen against it, and only bring you what clears the underwrite. You do not need to be in the UK. Identity and source-of-funds checks are completed remotely, viewings are filmed or attended on your behalf, a UK solicitor is instructed and, where you prefer, a power of attorney lets exchange and completion happen without you travelling. Reporting is written for someone in another time zone: numbers, photographs and decisions, not a request to call back.
