Two very different assets sit behind the same search: a student HMO you own outright, and a purpose-built studio sold with a management agreement and a rental guarantee.
Student HMOs are ordinary freehold houses let by the room, financed with HMO mortgages and resaleable to any investor or family buyer. Purpose-built student units are leasehold, sold with an operator agreement and often a guaranteed yield, which is why they are hard to mortgage and much harder to resell.
