Most property advertised as BMV is not. The discount is measured against an inflated valuation, or the price reflects work the listing does not mention. Genuine BMV exists, but it comes from the seller's circumstances, never from a marketing label.

    Short leases, absent freeholders, restrictive covenants and unregistered land all depress price for good reason.

  • Your exit

    Refinance, sell or hold — and whether the lender's rules allow it on your timescale.
